Most landlords do one thing. Most agents do half a thing. Flatify does the whole stack -- operate, furnish, run, vouch -- across every property we touch. Here is each, in its own detail.

We operate.

We sign a multi-year written lease with the owner. From that moment on, we are the lessee -- we carry the vacancy risk, the wear-and-tear risk, the tenant risk. The owner gets a fixed payout on the fifth, regardless of what is happening downstream.

We furnish.

An in-house design and execution team converts the bare flat into a Flatify Haven home in four to six weeks. Beds, modular wardrobes, sofa, dining, kitchen fit-out, soft furnishings, lighting. Sourced from our standard vendor panel -- Asian Paints for surfaces, Nilkamal for modular, Bombay Dyeing for linen. Every fitting stays with the flat.

We run.

After move-in, the day-to-day is ours. Housekeeping, linen swap, maintenance tickets, tiffin coordination, geyser, internet, water filter, society dues, gate passes, parking stickers. Residents speak to the front desk over WhatsApp. Most issues close within a working day.

We vouch.

Police verification, Leave & License via Leegality, RWA General Authorization, signed handbook, monthly resident list filed with the gate and the society. Every resident exists on paper before they exist in the flat. Societies have a single point of contact -- the front desk number is on the gate's register.

01.Is Flatify Haven a coliving brand?+
No. Flatify Haven is a registered operating company. We sub-licence private rooms in registered apartments, under signed Leave & License agreements, in real societies. Coliving describes a model. We describe a paper trail.
02.Do you take a deposit from owners?+
No. We pay an interest-free security deposit to the owner per the lease -- typically two months -- and that is held against handback condition. We do not ask the owner for any money.
03.What happens if a resident damages the flat?+
Repair is on us. Each resident pays a refundable deposit; minor damages are deducted from that. Major damages are absorbed by Flatify -- they never reach the owner.
04.Will the society allow this?+
Yes, when introduced properly. We register every property with the RWA office on day one, file a General Authorization Letter, and submit the resident list monthly. We have zero RWA complaints across six properties in the trailing twelve months.
05.Can I exit the lease early?+
There is a written exit clause in every lease -- typically six months' notice on either side, or a smaller compensation. We discuss this before signing, not after.
06.What if I just want the interior, not the operations?+
Door A. We furnish; you live in or lease the flat yourself.
